How much does villa renovation cost in Dubai?
Published market rates put villa renovation in Dubai somewhere between AED 120 and AED 1,200 per square foot. That range is almost useless on its own. This page explains what moves a project from one end of it to the other, and what to check in any quote before you sign.
Why every quote you receive looks different
Two villas of identical size in the same community routinely produce quotes hundreds of thousands of dirhams apart. That is usually not dishonesty. It is scope.
One villa needs paint, flooring and new kitchen doors. The other has failed waterproofing under the terrace, undersized AC ducting, and a distribution board that will not carry a modern kitchen. The second villa costs far more, and the contractor who priced it lower simply has not looked closely enough yet.
This is why we survey before we price. A number quoted over the phone, before anyone has opened a ceiling void or tested a drain, is a guess dressed up as a quotation.
Published market ranges for 2026
Independent Dubai renovation guides published through 2026 broadly agree on three tiers, though their exact boundaries differ. Taken together, the consensus looks like this:
AED 120–400 per sq ft
- Paint throughout, new flooring over sound substrates
- Kitchen door and worktop replacement, carcasses retained
- Sanitaryware and tap swaps, existing tiling kept
- No layout changes, no MEP work, usually no permit
AED 350–700 per sq ft
- New kitchen, bathrooms stripped and rebuilt
- Flooring lifted and relaid, some wall removal
- Partial rewire, new AC units, upgraded distribution
- Developer NOC and municipality permit required
AED 600–1,200+ per sq ft
- Imported stone, bespoke joinery throughout
- Structural alteration, extensions, facade work
- Full MEP replacement, smart home integration
- Pool, landscaping and external works included
These are market ranges collected from published 2026 Dubai renovation guides, not a quotation from us. We price by scope after a site survey, and our figure for your villa may sit outside these bands in either direction.
What that means for a real villa
Multiply your built-up area by the rate for your intended finish level. A few worked examples:
- A 2,200 sq ft townhouse in The Springs, cosmetic refresh — roughly AED 330,000 to 880,000 at published rates. In practice most Springs refreshes land well below the top of that band, because the villas are structurally sound and the work is genuinely surface-level.
- A 3,500 sq ft villa in Arabian Ranches, mid-range renovation — roughly AED 1,225,000 to 2,450,000 on paper. The spread is enormous, which is exactly why per-square-foot maths cannot replace a room-by-room scope.
- A 7,000 sq ft villa in Emirates Hills, luxury specification — AED 4,200,000 upwards. At this level the finish schedule drives the number far more than the floor area does.
Notice how wide each range is. That is the honest answer, and any company giving you a single confident figure before visiting has not earned your trust yet.
You are rarely renovating the whole villa
A 4,000 sq ft villa seldom needs 4,000 sq ft of work. Bedrooms are often fine. The kitchen, bathrooms, staircase and living areas carry most of the cost, and pricing those separately protects a large sum. Ask any contractor to break the quote into work packages by room rather than quoting a single blended rate across the whole footprint.
The costs most quotes leave out
These are the items that turn an agreed price into a larger final bill. Check each one is named in writing before you sign anything.
- Developer NOC and municipality permit fees. Separate from the build, and required for any structural or MEP work.
- Consultant drawings. Structural alterations need stamped drawings from a licensed consultant.
- Waterproofing. Frequently discovered after the tiles come up, and frequently excluded from the original scope.
- Distribution board upgrade. Older villas often cannot carry a modern kitchen and additional AC load.
- Making good. Chasing walls for new services leaves damage that someone has to repair and repaint.
- Skip hire and debris removal. A full strip-out generates far more waste than owners expect.
- Temporary accommodation. Not a contractor cost, but a real one if the villa is uninhabitable for three months.
What actually moves the number
Structural change. Removing a load-bearing wall means a consultant, a permit and a steel or concrete solution. It is the single largest step-change in cost.
Material grade. Porcelain that looks like marble against actual marble can double a flooring package with no change to the labour.
Condition, not age. A well-maintained 2005 villa can cost less to renovate than a neglected 2015 one.
Community rules. Some communities restrict working hours, access and facade alteration. That lengthens programmes, and time is money on any site.
Season. Dubai's summer slows external work and adds cost for heat mitigation. Winter is busier, so lead times stretch.
How we price
Our team has been handling villa renovation in Dubai, across sixty-eight private communities.
A senior estimator visits, measures, opens what needs opening, and records the existing condition of the structure and services. You then receive a written scope priced line by line, so you can see what is included and, just as importantly, what is not. Payments are staged against completed milestones. There is no charge for the survey and no obligation afterwards.
If a figure changes during the works, it changes because the scope changed and you approved it in writing first.
Common questions on cost
How much does it cost to renovate a villa in Dubai?
Published 2026 market guides put villa renovation between AED 150 and AED 1,200 per square foot. Cosmetic refreshes sit at the bottom of that range, mid-range renovations with new kitchens and bathrooms in the middle, and luxury specifications with imported stone and structural change at the top. Your actual figure depends on scope, condition and material grade, which is why we survey before pricing.
Is villa renovation priced per square foot or by room?
Contractors quote per square foot of built-up area for planning purposes, but the real number is built from room-level work packages. A villa rarely needs work across its whole footprint, so pricing the kitchen, bathrooms and living areas separately usually produces a lower and more accurate total than a blended rate.
What is not included in a typical renovation quote?
Commonly excluded: developer NOC and municipality permit fees, consultant drawings for structural work, waterproofing discovered after strip-out, distribution board upgrades, making good after service chasing, and debris removal. Ask for each to be named in writing.
Do I need a permit, and what does it cost?
Cosmetic work with no layout or MEP change generally needs no permit. Structural changes, extensions, facade alterations and significant electrical or plumbing work require a community NOC from your master developer followed by a Dubai Municipality permit. Fees vary by community and scope, and sit outside the construction cost.
Why do quotes for the same villa vary so much?
Almost always because the contractors have priced different scopes. One may have allowed for waterproofing and a board upgrade; another may not have looked. Compare quotes line by line rather than on the bottom figure.
Does renovating add more value than it costs?
Sometimes, but not automatically. Kitchens and bathrooms return most reliably. Highly personal choices, over-specified finishes and pool work often do not repay in resale. If resale is the goal, set the budget from the likely sale price rather than the other way round.
